Have you given each tenant a written statement of their tenancy terms?

This is a document setting out the rent, start date, landlord details, and key obligations. Required from 1 May 2026.

Did your tenancy have a fixed end date that falls after 1 May 2026?

Fixed-term assured tenancies were abolished on 1 May 2026. Any existing fixed end date is now legally void.

Did you ask for more than one month's rent in advance when the tenancy started?

The Renters' Rights Act 2025 caps rent in advance at one month.

Have you increased rent using a clause in the tenancy agreement rather than a formal Section 13 notice?

Contractual rent-review clauses are void under the RRA 2025. The only lawful method is a Section 13 notice (Form 4A).

Has a tenant asked to keep a pet and you haven't responded in writing within 42 days?

Under the RRA 2025, you must respond to any pet request in writing — consent, consent with conditions, or a reasoned refusal.

Did you serve the current How to Rent guide at the start of the tenancy?

You must give tenants the current government guide at the start. If a new edition is published, serve the updated version.
